When you purchase a turnkey cabin on a freehold plot from us, you will have two contractual parties:
Tvedestrand Utvikling AS, as the landowner, is responsible for the sale of the plot, site preparation, and casting of the foundation slab*.
The cabin supplier is responsible for the delivery of materials and construction of the cabin.
The purchase is regulated by the Norwegian Housing Construction Act (bustadoppføringslova), which provides important protection for you as the buyer.
*) When purchasing a cabin from Urbanhus, the cabin supplier is responsible for the foundation work. This is included in the cabin price.
Progress after you have chosen a plot:
A contract is drawn up for the purchase of the plot, including document duty.
Transfer of ownership takes place as agreed between the customer and Tvedestrand Utvikling AS.
The plot is paid for through a client account managed by a settlement attorney. The purchase price is only transferred to Tvedestrand Utvikling once all financial encumbrances have been removed and the title deed has been transferred to the buyer.
The customer signs a contract with the cabin supplier in accordance with the Norwegian Housing Construction Act and agrees on any changes or optional upgrades.
Once the cabin model and upgrades have been selected, Tvedestrand Utvikling prepares a proposed cabin placement plan.
Tvedestrand Utvikling then prepares a complete site plan with elevation profiles, which is submitted together with the building application.
To ensure an overall assessment of the development, Tvedestrand Utvikling has the final decision regarding the placement of the cabin on the plot.
Once the building application has been approved, Tvedestrand Utvikling prepares the plot for construction.
Cabin construction can then begin in accordance with the delivery terms agreed upon between the cabin supplier and the customer.
